What is the Colorado Housing Alliance?
The Colorado Housing Alliance (CHA) is a private for-profit organization dedicated to providing affordable home ownership
opportunities to qualified first time homebuyers.
Why are the units so inexpensive?
Rather than placing permanent restrictions on the re-sale value of its units, CHA provides one time purchase opportunity to first time homebuyers.
Our belief is that a one time opportunity, rather than an ongoing restriction on re-sale value,
is the best way to help homeowners establish themselves in the community.
Where are the units?
The condominiums are located in southeast Boulder, within walking distance to local stores, bus routes, and the East Boulder Recreation Center.
Interested parties must contact CHA to arrange to see the model units.
What type of condominiums are available?
All units are 2 bedroom, 1 and ¾ bath, and include one assigned off street covered carport space and an assigned on-site storage locker.
There are two different floorplans available:
"A" at approximately 864 s.f. and "B" at approximately 880 s.f. See the Pricing web page for detailed information about each unit's size, price, and location.
Can I see a unit?
Yes. You can tour our model units by calling CHA at 303-996-7258 and scheduling an appointment.
Do I have a choice of unit?
Yes. After you tour our model units, you may write a puchase contract on the model of your choice.
Who can buy these units?
The qualifications are:
- Buyer has not previously purchased a home.
- Buyer can qualify for a loan, and his or her income is between $34,000 and $79,000 per year.
- Buyer must owner occupy the condominium for a period not less than one year.
How do I find out if I qualify for the loan?

Final sales are contingent upon formal qualification and funding by a lender of your choice. Horizon Bank, as well as many other lenders
in the Boulder area, are available to pre-qualify potential buyers and to fund approved buyers' loans.
Do I have to take classes, or be qualified under a city or state program?
No.
What condition will my unit be in?
Units will be delivered a condition comparable to the model unit. Some units will have all new fixtures and finishes. Others will have specific
updates to bring them to the standard of the model unit. See Pricing page for scheduled improvements to specific units. Standard finishes include:
white appliances and bath fixtures, formica countertops, wood cabinets, plush carpet in living room and bedrooms, vinyl floor covering in kitchen and
baths, and ceramic tile surrounds in tub and shower areas.
When can I move in?
Your exact move in date will be determined by CHA. Availability will begin on June 1, 2006, and others will be ready a few days afterwards
as we finish updates and cleaning. All units will be delivered for occupancy no later September 15, 2006.
What happens after I've lived in my unit for a year?
You are free to sell your condominium on the open market, rent it, or continue to occupy it. After the one year mandatory owner occupancy period,
there are no further price, income, or rental restrictions on the units.
If I am working with a real estate broker, is CHA paying a commission?
CHA will pay a commission equal to 2.00% of the net sales price to licensed brokers in good standing. It is not CHA's intent to solicit buyers
currently under exclusive right-to-buy contracts with licensed Brokers.
